Initially disclosed at $250 billion, Nvidia’s guarantee has been scaled back to below $120 billion, per The Wall Street Journal’s reporting, citing sources with knowledge of the arrangement. This adjustment followed shareholder apprehensions regarding the company’s balance sheet risk exposure.

CEO Jensen Huang clarified the boundaries of the commitment. “Our support is limited to defined portions of lease and power payments, along with a specified residual-value commitment, not the full cost of the site or all of the tenant’s obligations,” he stated.

In conjunction with the guarantee, Nvidia announced it would channel $1.5 billion into SB Energy, the infrastructure entity established by OpenAI and SoftBank Group to construct, manage, and oversee the data center operations. OpenAI has secured a 20-year lease for the facility.

Breaking Down the Financial Projections

Every successive generation of AI infrastructure installed at PORTS-Pike is expected to necessitate approximately 1.5 million Nvidia GPUs. This volume corresponds to revenue ranging from $150 billion to $200 billion for each technology refresh cycle.

Considering multiple upgrade cycles throughout the two-decade lease term, Huang provided greater clarity on the total potential. “At these levels, the opportunity represents roughly $600 billion of Nvidia compute through 2030,” he indicated.

OpenAI’s current and projected obligations presently total roughly 12 gigawatts of Nvidia computational capacity. This number could climb to approximately 16 gigawatts should Nvidia broaden the PORTS-Pike agreement beyond the initial 4.25 gigawatts allocation.

Nvidia’s Expanding Investment Footprint

This agreement aligns with Nvidia’s established investment approach. The corporation has executed 66 private company investments throughout 2025 and 2026, based on FactSet data. Certain shareholders have raised questions about whether this capital would be better deployed as shareholder returns.

Additionally, Nvidia recently disclosed plans to collaborate with Wall Street financial institutions to unlock $500 billion in capital access for its customer base.
